前几年,我交了好6.5万首付款(5%),在最高点的时分买了一套位于东南 Marsden Park 的 off-plan(地块房)。开发商是印度的 Bathla。
始终都拖着没有注册土地, 合同上的Sunset Date 是 31/十二/2024.
这两天收到对方发来的邮件。
We refer to your clients purchase of Proposed Lot xxxxxxxxx, Marsden Park .
The Vendor hereby gives notice in accordance with special condition 46 of the Contract for sale that the Sunset Date is to be extended to 31/03/2025.
Specifically, the vendor relies upon special condition 46.3 in that:
The vendor miscalculated the time required to complete construction; andThe vendor’s financier requires the sunset date to be extended as a condition of its funding approval.

The 2 reasons given by you are not related to Special Condition 46.3 in the Contract. We do not agree with the extended Sunset date.

Pursuant to special condition 46 we advise that development works have been delayed and we hereby extend the registration date to 31 March 2025.
我看了看合同。。
这两个理由好像不太合乎合同。对方计算过错,这是他们的责任,他们的金融机构不给批准,这是他们之间的公家协定,
我曾经付了 6.5 万,还拖了我这么多年。我本人的存款始终在领取高利息,当初又被拖延。
大家有无遇到过相似的状况?这类状况该怎么处置
新洲政府的法律开发商是能够延续屡次延期Sunset date, 没有截至日期的话,这不是能够始终拖上来了, Sunset date的意义又安在呢。
