新人在布里斯班想买个咖啡店，费事各位帮助看看这个生意是不是值得投资？

This takeaway coffee shop is located in a sweet spot in close proximity to the CBD which generates a lot of interest from residents in the local area as well as workers from the nearby offices. One of its main attractions is the organic ingredients used in both the coffee and the desserts. This coffee shop is also popular because it is the only one around that has outdoor seatings for its customers to relax & enjoy their coffee.
In addition, the shop offers lite meals on Sunday for breakfast and brunch. The shop operates from morning til 3pm, 7 days a week, closes earlier on Sunday. The weekly sales are approximately $10,000; the monthly rent including GST is $2,997. The listed price is $80,000 for walk in walk out price and stocks inclusive.

rent太高，假如你没有绝对的自信和足够的自信做后台的话，这类店你做上去很大可能亏钱，并且还不是一星半点儿

这个店房钱（monthly rent including GST is $2,997）应该不高，但还要看店的大小、新旧等要素；此外还要看你能否很快相熟那些餐的制造。

月租3000假如在主街的话算廉价的了，我是说假如在悉尼的话：然而营业额和他的出价不符，假如只做lite meal,并且三点就关门，周营一万将会是甚么概念呢，有水份，劝小心
