求助:由中介出租房子,legally not mathematically:在签了第一个lease伊始,中介第一次免费:例如,letting fee 2 weeks rent plus GST and Management fee 5%, 是应该先减掉2周rent再charge 5%办理费仍是先charge 办理费再减2周rent (疏忽对GST的斟酌)…………由于中介采用第二种程序 但集体了解 第二种就多charge了2周rent的5%这部份。
但愿我的表述大家可以看明确哈!

I understand what you are saying, I was under the same impression that we could take the letting fee first and then charge the management fee on the balance of rent, however we have been previously audited by consumer affairs and they advised us that we have to charge a management fee on all rent collected.
The letting fee is a one off fee on top of that which is why we had to charge that first. The REIV also a few years ago sent a confirmation to all agents to do it this way so there is no confusion between landlords Victoria wide.
