进来一段时间后提了这个申请，说是有注册的狗，当初在别的州。还说想要铺草坪（re-turf）。
会有甚么影响？还有应该谁付钱铺草坪？

中介发来了这个条款说能够包管租客担负任何损失
In consideration of their mutual promises, Landlord and Residents agree as follow:
a. Description of Pet: The Lease covering the Premises provides that no pets are permitted on or about the Premises without Landlord’s prior written consent. Tenant/s are hereby permitted to have only the following described Pet, subject to the terms and conditions of this Pet Agreement:

b. Tenant/s agree to abide by the following rules:
1- Nuisance. The pets may not cause any damage to the premises. Nor may the Pets cause any discomfort, annoyance, or nuisance to any neighbouring properties. Tenant/s will be held responsible to rectify any damage caused by the above pets, at their own cost, prior to vacating the premises or as requested by the property manager.
2- Sanitary Problems. Tenants shall remove and properly dispose of all Pet waste on the premises.
3- Compliance with Laws. Tenant/s agrees to comply with all applicable governmental laws and regulations.
4- The tenant also agrees to have the property fumigated upon vacating the property and providing evidence to the agent/landlord
