个别就十二-16礼拜房租吧，担负你赶走租客期间的房租损失，还得是在你使用完bond之后
详细你得看保险公司的规则，每家纷歧样
但如果欠租，一定得及时采用措施

看起来仍是公道的。我感觉应该是上面的进程去管制：

1. 租客先付房钱（个别都是这样操作）
2. 到日子就查看付房钱状况。
3. 如房钱未定时付，当即采用相应行为
4.最初不行就指着Bond 和保险了。

2nd day — after falling behind in rent call or SMS the tenant to remind them they have missed payment.
3rd day — send an official letter or email reminder
7th day — call or SMS the tenant as a final reminder
10th day — send an official letter or email of the final reminder
14th day — call to advise the tenant that unless rent is paid, legal action will be taken tomorrow in the form of a Notice to Vacate
15th day — issue a Notice to Vacate on the tenant advising them they must pay their rent or the agent will instigate proceedings to evict them
