话说在阿德买了个大破房，始终交给中介打理。
明天忽然收到中介的信，说后院的水管burst了，我晕

Unfortunately at the last open inspection my colleague noticed I burst water pipe under the pavers under the back patio.

A plumber was notified i妹妹ediately and the mains water was switched off, I have just got confirmation for the plumber that it will an expensive job to dig up the pavers and either replace or fix the pipe.

Could you please send confirmation that you are happy for me to go ahead and arrange for the plumber to start works.”

下面是信的原文，请问有人遇到过这类状况吗，是否前面的院子要挖烂了啊，要如许expensive啊，苦逼。

本人家有过相似的教训，修理水管要本人掏钱，假如房子遭到挫伤，保险公司能够理赔修理房子受毁坏部份，你还要掏保底费，这样回答不知道能否帮到楼主。

这个费用是多少啊，还要把高空刨开啊，澳洲的plumber费用过高了。

打电话说下当初的状况，看能不克不及保险赔付呗。我之前不是水管爆裂，是里面水管堵住了，水漫金山淹了家里，保险公司是买单的，只付了一个excess fee。应该视状况而定吧，就算走不了保险，您的投资房修理的整个费用也有得多负扣税，到时分能够整个报，怕啥。

院子里是有颗很大的gum tree,这个怎么肯定是否树根的问题？还有，我不分明中介是怎么知道高空下的水管决裂的，需求plumber能力肯定吧。

话说这个中介真够差的，上家搬走快2个月了，还没给我做INSPECTOIN,当初始终空的，没有能出租出去。
我能够把中介fire了吗，屋顶漏雨，说好了找人修，半个月了还没下文。

Agent can buy standard landlord insurance for you. But building insurance you can buy it online. Now it seems too late.

你先make a claim，反正claim不花钱，而后保险公司会告知你保不保本人找人报价看看，让敌人帮助分割

管子爆水会从公开渗水出来，房子漏能够本人找人修，等中介找人修他说多少你就得给多少，本人找人修可做久远打算，该換的完全換掉，省得过段时间又得化钱费事死了
