Today I went to an auction in Blackburn VIC. 4BR townhouse near station. It was sold about a year ago for $895k. Today no one bid in the auction and passed in with vendor bid $950k. But when I checked the result tonight. It was sold after auction for 1 million dollars. Sold after auction is the trend now.

Just heard about another one from my friend. 31/50 Poath Road, Hughesdale Vic 3166. 2BR apartment. Quote for $500 ~ $540K. Auction sold for $705K to an old Aussie man. Record breaking. Auctioneer was shocked too. It might be just a special case.

vendor bid不代表就是on the market。房主的reserve多是1m呢？
买家要买也只能pay 1m了。

It is spacious but I feel $705K is a bit overpriced. In addition under-quoting is illegal in VIC. The quote was up to $540K which means the agent expected to sell no more than $595K.

H妹妹m...not too sure. It was sold for $480k in 2013. 8 years with little growth. The second owner is lucky. 50% growth from 2013 to now. That is not bad for an apartment in Melbourne. Usually apartments are not popular in Melbourne.
