有无懂strata law的同窗？

事件是这样的，我有一个unit（这unit整个都是一层的而后车库2-3号建在一个出口我1号建在另外一个出口）前2个月被莫名的车把车库墙撞了，叫了警察也通知了strata而后陆续有人过去看，明天收到一封信说quote是6000+，而后要我500块（Your Policy is subject to an excess of $500.00 and we would request you pay this sum direct to the Contractor upon their request.  The excess is to be noted on the invoice as a deduction）然而我在whirlpool上问了，这个excess应该是strata来付吧（由于这是公共区域不仅是我的车库）？
