    免地税,GST减半,把你的 投资房改为BOARDING HOUSE

    假如你的投资房具备下列前提,能够斟酌转为BOARDING HOUSE :
    1,        有三个以上独立房间
    2,        80%以上的租客长时间寓居(三个月以上)
    3,        假如全部投资房为BORADING HOUSE,单人周租332元下列,家庭周租552元下列
    4,        假如部份投资房为BORADING HOUSE,单人周租221元下列,家庭周租368元下列
    5,        租客不是亲戚或其余利益关联人(如董事)

    知足前提并但愿请求免地税的能够添个表格 寄到
    Office Of State Revenue
    Client Services Division
    GPO Box 4042
    Sydney NSW 2001

    是的,但要请求。卖的时分假如超过十二个月,50%, 合乎小生意规范,再减50%,也就是只按25%支出报CGT便可,但有GST

    Boarding houses

    A boarding house provides acco妹妹odation for a fee. Boarding houses are sometimes called lodging houses. A boarding house resident does not have the same control over the premises as a tenant does. Often a resident of a boarding house only has a right to occupy a room and to share other facilities such as a kitchen and bathroom.

    The Boarding Houses Act 20十二 aims to improve the standards of registered boarding houses by:
    •establishing a publicly available register of registrable boarding houses in NSW
    •increasing inspection powers for local councils
    •introducing occupancy rights for people living in boarding houses
    •modernising the laws that apply to boarding houses acco妹妹odating people with ‘additional needs’.

    LAND TAX 方面的优惠是这样的,并且截至到2013年十二月31日,只好的政策还没出台,GST可是始终这样

    lz那是只有合乎了你列出的规范就可以转成boarding house吗?好比屋宇自身需求不需求甚么变动?洗手间数量啊甚么的?
    有普通出租房转boarding house的人说说,进程费事不?需求专业人士的参预不?

    樓主確信能省錢?賣房時GST 10%可是按房的full sale price calculated. one does get further 50% discount being a small biz but extra gst will claw back the savings anyway. so enlighten me how to save?

    除了25%CGT之外,还有其余三个,假如具有超过15年,或者在退休时处置就免CGT了

    诚实说吧,实际操作中都是GOING CONCERN,你信吗.........
    信不信因人而異。15年中交的Gst 要比最後的savings from Cgt 少不了哪去。ato 都是吃乾飯的嗎讓你鑽這個漏?case by case someone may be little better off either way but generalization leads to misleading ppl to make wrong decisions.

    can you illustrate how this is going to save?
    eg, investment property bought 10 years ago, say, for 300k, now probably worth 600k. if making it as a board house, then sell it in 2 years time for 700k assuming this entity takes input tax method for gst calculation.
    really want to understand how this works.

    Boarding house 对防火, 房间,通道构造等都有特别要求的吧。并且是商业经营, 保险,水电的计算和个别住宅纷歧样的吧。
