    对于CGT 自住变投资房。

    我4年前买过apartment, 始终是自住。
    8月settle 新房,筹备搬过来,旧房就变为investment。 曾经跟银行搞好了refinance。
    问题来了,若干年后我卖这个apartment 怎么算CGT?
    是我卖出的价钱减去买进的价钱*50% 要付CGT?仍是我把它做investment 的时分应该估价一下,而后卖出的价钱减掉我新估的价值?

    要留意些甚么?我不是太分明怎么算。

    健忘在某处看到,似乎6年以内卖掉就不必付一点CGT。。

    同时具有两处或者两处以上房产超过6个月,其中有一个就要是投资房了,咱们时间没算好,卖房买的不敷快,最初是根据自主和投资的时间比例算的,估价应该也能够吧

    do the valuation when you move out. the value is your cost base when you sell this property.

    also, second property become main residence when u move in

    does the valuation have to be done by the bank when I refinance my loan?
    can i get an agent to do a free valuation for this purpose?

    What about if I move into the 2nd property, but the first one is left vacant. Is the first property still considered as investment property and requires CGT?

    You mean we can use the property valuation provided by a real estate agent as the cost base?

    Refinance the pricinpal place, then treat it as rental property, the interest charges can deduct  ?
