    投资房家具折旧问题?有分

    房子自住了2年,去年搬出改为了投资房出租。

    家具、家电没有搬走一同出租。

    屋宇自身的折旧不许备做了。

    1 请问家具、家电的折旧能够本人做吗?

    2 有些有发票,有些没有,我可不成以本人预算一个总价?

    3 家具、家电折旧的年限个别是几年?

    4 当前卖房子时要不要交回这部份钱?

    You can get a surveyor to prepare a Depreciation schedule for you. It will include depreciation for the building and furniture etc.  Normally it will cost about $600.

    If the property is not a old one, it is worth to get one and claim the full depreciation expenses.

    Furniture and appliance are depreciated at market value. You can make a reasonable estimation for the market value of each item.
    Furniture has approx. 10 year effective life
    You can also find out the effective life for different appliance on ATO website.

    卖房子时分家具的折旧不会再要求交税了吧?

    由于这个房子或许近两年就会卖掉,所以房子自身的折旧就不做了,反正最初还要吐出来。

    房子自身的折旧就不做了 - this is not 100% right, only the capital works deductions amount need to be add back. the depreciation on fittings etc need not.

    depreciation expenses are not added back when calculate the capital gains on sale of property.
