Dear Tenants,
I am sure most of you are aware that the Prime Minister has made an announcement after the National Cabinets meeting saying that the Premiers will now move towards a six months moratorium on rental evictions as a result of financial stress. This does NOT mean that you are no longer obligated to pay rent for the next six months. You are still required to pay rent under your current lease agreements as your landlord is still paying interest on their mortgage for the property you are living in.
If you are facing financial distress due to the Coronavirus, that is, lost your job or have significant reduction in your income, please provide the relevant proof for loss of income to us, so we could discuss your circumstances with your landlord. The Prime Minister underlined the need for landlords to work with tenants and banks on solutions, which should start i妹妹ediately. If you have lost your income and unable to pay rent, your rental arrears will be accumulated as your debt to be repaid. Your landlord will also need the proof that the lost of rental income to apply for a deferred mortgage repayments and have their interest capitalised on top of their current debt. At the end of the day, you will still be required to pay back the rent arrears via a payment plan or face eviction in six months time and be blacklisted on TICA, just like your landlord will be required to pay interest on top of the capitalised interest.
I will strongly encourage you to keep up with the payment of rent. Please apply to Centrelink for New Start Allowance and Rental Assistance where possible, and pay as much as you can afford in case of job losses. We will work with tenants facing financial hardship and see what leniency the landlord will allow.
Please let us know as early as possible if your job is at risk so we can start co妹妹unicating with the landlord on your behalf.
