ATO 网站自动计算投资房及Asset Depreciation Value

不知道之前有人发过没有， 刚刚查投资房报税时发现原来ATO的网站就可以计算投资房或家具每年具体的退税金额， 因为买楼花的话发展商一般会给一个depreciation value总额， 包括房子价值和家具价值（如果有的话）， 但可能没有给具体10年，或40年应该每年报税报depreciate多少， 用这个计算器就可以知道了：

举例来说， 家具价值6000块， depreciate 10年， 那么今年可以扣税1000块左右。

房子和Facilities价值130000， depreciate 40 年， 那么今年可扣税6000 左右， 具体金额请用下面链接具体计算。

注意只有房子本身和家具等是可以depreciate的， 地皮不贬值的。应该是这样吧， 懂得大侠请指正。

谢谢分享！但是友善提示一下如果想claim depreciation for rental property, 必须得有
Quantity Surveyors 给专门出的Tax Depreciation Report ,自己做的或是会计师做的都不能算。一般来讲600澳币做一个report,可以一直用40年或是直到房子出售

If you purchased the property and do not have a record of the construction costs - for example, where the vendor did not provide them - you will need to obtain this information from an appropriately qualified person. This could be a:

quantity surveyor
clerk of works, such as a project organiser for major building projects
supervising architect who approves payments at project stages
builder experienced in estimating construction costs of similar building projects.

但买楼花的话一般发展商会给详细的COST是多少的吧， 这样也一定要找Quantity Surveyor写Report么？ 不是说发展商不给的话才需要么？

发展商给的任何数据都不可以直接作为税务 数据。。。
必须有Quantity Surveyor的report 才能最为 税务数据。。。税务会计只能做单项或者少项asset的Depreciation Report。

Btw, 菜鸟问一下， ATO不是税务局么， 规矩不是它定的么， 为什么ATO网站上的信息不能作为依据呢？ 因为网站上没说一定要Quantity Surveyor的report 啊。 楼花发展商给的Depreciation Schedule不是最详细的信息么， 难道Quantity Surveyor可以比发展商更清楚新建投资房的COST么？ 小弟知道旧房一定要找Quantity Surveyor， 因为自己没法知道旧房子的value， 但发展商给了Depreciation Schedule的楼花新房也一定要么。

Also as per ATO new regulation, from 1st July 2011, only registered QS who also registered as tax agent might be eligible to make such report.

发展商给的东西 不是从税务角度出的 report。。accounting 也分 tax accounting 和 business accounting 。。

这个还真不知道。有reference么。。。。我怎么 觉得你在说 capital work啊。。capital work 有且只有 QS 可以做的。

The Parliament establishes the tax law.

The ATO has to IMPLEMENT the law. In doing that the ATO  interprets the law and establishes rules so that people can follow. The ATO is not always right. It is challenged in court and proven to be wrong all the time.

Back to you question, you need either a record of the construction costs or a quantity surveyor certificate. That is  the rule and this one is not ambiguous.
